The building was purchased in February of 2000 so a fabrication business could be moved
from a location it had outgrown. We had the property rezoned from commercial to industrial
before we acquired it. The site is approximately 85,000 SF in size or just under 2 acres.
The main building and enclosed yard - just under 33,000 SF - is enclosed with chain link
fencing with two double gates, one on 8th st and the main gate on highway 98 and a single
gate on the south side of the property. The fencing does not incorporate two asphalt
parking lots, one on 8th st and the other on highway 98 which total about 17,000 SF.  All the
concrete within the fenced yard area is 6 inches thick to handle heavy trucks and other
heavy traffic.
The building was constructed in 1986 and all improvements listed below were added after
we acquired the property. The main building is just over 8,000 SF including 1,150 SF of
retail area in the front of the building on the east side served by a separate AC unit and half
bath with sink and water closet.
  The north side of the build has an attached 20 ft wide cantilevered (no supports)
galvanized steel trussed awing running the length of the main building about 140 ft.  There
is also a large high celling open bay on the west end about 20’ & 50’ for a total of around
4,150 SF in addition to the enclosed space, or over 12,000 SF of covered area.  This does
not include a small room and two covered concrete areas on the north side of the building,
one of which houses two three phase air compressors. The main building contains a break
room and kitchen, a stock room and small office with a large window overlooking the main
warehouse. The second floor includes a custom office suite with full tile bathroom, two
offices, a large conference room, all done in Mary River number one tongue & groove
rough sawn cedar including the staircase. Two other rooms about 18’ & 20’ in total are
connected by overhead walk bridge to the upstairs that may be used for office space or
other. The up and down stairs are cooled or heated by a 5 ton zone system with separate
controls up and down. The larger of the two offices also has a new AC window unit.
The main warehouse is divided into a 50’ & 60’ and 50’ & 40 ft area including one bathroom
with a large shower, water closet and urinal. The larger section has four roll-up doors, two
outside steel passage doors and third passage door to the lounge area. There is an 18’&
20’ air conditioned machine room in the SE corner of the main shop with a swing out wall to
allow forklift access. One of the roll-up doors opens to the second 40’ & 50’ area which has
a high celling. The 40 & 50 area has a steel passage door on the south side and a large
custom built full clearances swing-up door on the north entrance.  Two walls of that area are
lined with heavy duty steel racks. The entire 50’ & 100’ warehouse was and still can be
served by a 10 ton AC unit mounted on an overhead platform on the south side of the
building but the duck work needs to be replaced. The main warehouse is hard piped from
the air compressors through a water separator system with several air hose connections
both in and outside the building. There is also a separate chilling system to supply dry air for
the plasma table, paint sprayers and other equipment that cannot tolerate moisture. There is
a swing arm crane over the 14 foot steel welding table with electric hoist. There is a second
rolling hoist over the plasma table to handle heavy steel plates for processing. Also
available is a large overhead crane intended for the main building but never installed.

The property is wired with a 3 phase 1200 amp continues duty I-line service - y - installed
after we purchased the building. The primary service is piped underground from the edge
of the property on 8th st all the way to the pad mounted three phase transformer on the
south side of the building. Included with the property is a trailer mounted 100 KW three
phase diesel generator with built-in 150 gallon fuel tank.
The property has a single phase submersible pump and 4” well, currently unused as the
property is connected to city water.  There is a heavy duty 70 foot tower bracketed to the
north side of the building adjacent to the 10 ton AC unit. It is currently being used as an
access and microwave point for a local wireless WiFi business. Bandwidth is provided from
a cable company for distribution to outlying areas served by the WiFi business. The building
is currently served by high-speed internet and bandwidth can still be provided in return for
tower space if the new owner desires.
There are several heavy duty steel racks on the yard, most loaded with pipe, angle, flat bar
and assorted other materials including stainless, aluminum and galvanized steel. Some of
the indoor shelving is loaded with all manner of galvanized hardware including threaded rod,
bolts, HD nuts, washers and other galvanized hardware. We have 15 to 20 heavy duty
galvanized steel stackable baskets, some with hardware.
Yard lighting is provided by four high intensity pole mounted fixtures. The entire property is
watched by 7 cameras - more can be added if needed, both indoors and outdoors with
24/7 recording and on-line access so the property can be monitored from anywhere in the
world Internet is available. 
The retail space is currently under lease and the owner is amenable to an agreement with a
new owner if he or she so desires.  There is also a tenet in the main shop that pays by the
day. The current income of the property is available by request. The current owner is
available for reference if the new owner is interested in picking up any existing customers.
